About
A financier who became an operator
Most people spend a career on one side of the table. I've spent mine moving between them — financing founders, running the firms doing the financing, and now building companies of my own.
I didn't start in finance. My first profession was traditional Chinese medicine — I practiced as an acupuncturist and Chinese doctor for five years in the 1970s. It taught me to read whole systems rather than isolated symptoms, which turns out to be most of what diagnosing a business is.
Banking began in 1979 at Integrated Resources Securities in New York, financing oil and gas, cable television, storage, hospitality, film, and franchise operations. Barnett Shale. Jones Cable. Public Storage. Residence Inns. Wendy's. That range set the pattern for everything after: capital and real assets, technology and the physical world, rarely one without the other.
In 1982 I founded Financial Planning Advisors in Lexington, Massachusetts — focused on equity and debt placements in oil and gas, real estate, and technology. FPA became a leader in international investing and grew to roughly $400 million in assets under management.
Since 2003 I've run Alliance Capital Partners, an independent private equity sponsor focused on real estate, technology, life sciences, and healthcare companies in the $100–500 million enterprise value range. I also serve as Managing Director at DelMorgan & Co.
In August 2022 I stepped fully into operating. Alongside two cofounders I took the CEO role at Padgea — because the residential rental ecosystem is the largest and least automated market I've encountered in forty-six years, and because my cofounders had already built the proof.
I'm based in Santa Monica, California.

The problem
The problem: a large-scale apartment operator runs on a stack of disconnected tools and manual follow-up. Information moves between systems only when a person moves it. Units sit vacant not because demand is missing, but because the process is slow.
The approach
The approach: AI agents accomplishing roughly 90% of functions across the entire value chain, from lead generation to close. Unified communications with conversational AI reacting in real time. Rental price discovery. Real-time KPI management. The target outcome is a 20%+ increase in NOI.
Why this team
Why this team: my two cofounders — including Yuan Huang — have invested over $7 million in R&D and generated $1.6 billion in apartment leases across more than 33,000 transactions through BostonPads.com, the largest real estate leasing team in New England.
Validation
Padgea was accepted into the San Francisco Founders Institute in October 2023 alongside 34 other companies, and graduated in March 2024 as one of only eleven.

Before finance, I spent five years in clinical practice as an acupuncturist and doctor of Chinese medicine. Traditional Chinese medicine treats the body as a system in balance over a lifetime rather than a set of symptoms to be fixed one at a time — a framework the longevity field is only now catching up to.
LongevityLifetime.org grew directly out of that training. I founded it in 2021 and it was accepted into the San Francisco Founders Institute in September 2022. I withdrew that December for two reasons: Padgea needed my full attention, and — more fundamentally — AI simply wasn't yet at the level the idea required.
That second constraint has lifted. This year LongevityLifetime.org becomes a primary focus, bringing together the clinical foundation of my first career, four decades of building and financing companies, and a generation of AI that can finally do the work.
